Hacienda Iguana is the gated community of Tola: a golf course inside, two world-class waves outside — Playa Colorado and Panga Drops — and the only beach in the area where buying a condo is a real option. We currently have 51 properties listed there, with a median asking price of US$ 257,000.

Where these numbers come from These are not estimates. They come from the 51 properties with a declared price listed on Casas en Nicaragua in and around Hacienda Iguana, measured against our own database in August 2026.

1. What Hacienda Iguana actually costs

The median is US$ 257,000. The middle of the market runs from US$ 108,750 to US$ 465,000: below that you are looking at golf lots, above it at oceanfront villas.

The floor is US$ 60,000 and the ceiling US$ 3,500,000 — a beachfront parcel at Panga Drops. Seventy times the difference inside one community.

Careful with averages Here the average of everything is US$ 538,850 while the median is US$ 257,000. The gap is one single US$ 3.5 million parcel. Go by the median and the range, and compare against something similar in size and location within the project.

2. What makes Iguana different: the condo market

Of the six beaches in the area, Hacienda Iguana is the only one with a genuine condo market: 10 units listed today, median US$ 366,500. El Remanso has 6 and the rest have essentially none.

That matters for a very practical reason: a condo is bought finished and managed. Nothing to build, no well or power hookup to solve, and someone cuts the grass while you are away. It is what buyers want when they come twice a year and rent it out the rest of the time.

The measured range: from US$ 135,000 for a one-bedroom unit to US$ 679,000 for a ground-floor two-bedroom facing the ocean. The median price per built square meter in those condos is US$ 2,686 /m²: the most expensive built meter of the six beaches, above even the houses of Rancho Santana (US$ 2,463 /m²).

3. What the land costs, and why the golf lot is the bargain

Across 20 lots with a published area, the average is US$ 62 per square vara (1 m² = 1.43 varas²). Looking only at buildable-size lots (up to 5,000 m²), the median is US$ 76 per square meter across 17 lots.

That is considerably cheaper than El Remanso (US$ 123/m²), and that is the surprise: land inside a gated community with a golf course costs less than a standalone lot ten minutes from the town of San Juan del Sur. What you pay for in Iguana is not the dirt, it is what is built on it and the management behind it.

The useful number Golf-course lots are the cheapest way into the community: listed from roughly US$ 69,000 to US$ 100,000 for 900–2,300 m². Lots a short walk from Playa Colorado, the same size, start around US$ 75,000 but climb fast with the real distance to the sand. The difference between "view of hole 5" and "350 m from the beach" is measured in blocks, not kilometers.

4. Who it is for

  • The serious surfer. Playa Colorado is a barreling beach break with an international reputation, and Panga Drops is next door. This is not a beach to learn on.
  • The buyer who wants zero maintenance. Controlled access, internal roads, management and a club. There are dues, and you should ask what they are: it is a monthly cost, not a footnote.
  • The buyer who rents it out. This is the community with the strongest vacation-rental demand in the area, which is why condos here sell furnished.
  • The golfer. It is the only project on the Rivas coast with its own course, and that is what holds up the price of the interior lots.

What it is not: cheap to get into, and not a town. If you want village life and an entry price, look at El Remanso; if you want surf without a gated community, Popoyo.

5. Law 690, explained simply

Nicaragua has a law written specifically for the coast: Law 690, the Coastal Zone Development Law. In Hacienda Iguana it matters most for lots marketed as beachfront.

The first 50 meters of beach belong to nobody. They belong to everyone. The law calls this the public-use coastal zone, measured from the high-tide line inland. There the owner is the State and private property is not possible. And very concretely: building houses or any dwelling is prohibited in that strip (article 19).

After those 50 meters come another 200 meters with rules. This is the restricted-use zone. Development is allowed there — hotels, tourism services, permanent works — but under the municipality development plan, not however you please.

The million-dollar question If I buy an oceanfront lot, can it be taken from me? No, not if the title is legitimate. The same law states that legally acquired rights are respected, and it says so expressly for nationals and foreigners alike (article 4). What the law did settle is that the shoreline cannot be closed off or fenced: it was written precisely because beaches were being closed to the public.

Which brings up the fine print of a gated community: the gate can control who enters the project, but the beach itself remains public. Three questions before you sign:

  1. Where does the 50-meter line fall on my lot? Ask to see it on the cadastral survey, not on the sales map.
  2. What are the HOA dues and what do they cover? Security, roads, water, club. This is the most commonly forgotten question and the one that weighs most later.
  3. Is the title in the seller's name and registered? Inside a project, some units change hands by assignment of rights. That is not the same thing.

6. How to compare

  • Decide the location inside the project first: golf, river, or near the sand. It moves the price more than size does.
  • Compare condos per built square meter (US$ 2,686 /m² is today median) and ask whether it comes furnished. In Iguana most do.
  • Watch for duplicate listings. Only 3 advertisers publish here, and the same unit shows up with more than one.
  • Ask for the rental history if you are buying to rent: in a managed community those numbers exist.
